Independent draw administration for multifamily and commercial projects in Houston and across Texas. We prepare, verify, and track every advance request so lenders fund on time, contractors get paid, and owners keep an audit-ready file from first draw to final release.
Book a Project ReviewConstruction draws fail for two reasons: incomplete documentation and inconsistent process. A missing lien waiver stalls funding for two weeks. A schedule of values that does not match the field work invites lender scrutiny on every future draw. An advance request with math errors erodes the bank’s trust in the whole project. None of these are construction problems — they are paperwork and process problems, and they are entirely preventable.
We administer draws against the schedule of values, not against invoices alone. Each draw cycle includes:
The owner receives a clean, numbered file for every draw — the same file an auditor or a construction lender’s workout group would want to see.
Construction lenders who want an independent set of eyes on percent-complete before funding. Developers running multiple projects who need the draw paperwork handled to bank standard without hiring staff. Out-of-state owners funding a Texas project who cannot walk the site before each draw. Equity partners who want line-item visibility into where their money went.
A stalled draw stops subcontractor payments, and unpaid subs stop showing up. Two missed draw cycles on a mid-size multifamily project routinely add 30–45 days to the schedule — carrying costs, extended general conditions, and interest that come straight out of the developer’s margin. Draw administration is cheap insurance against expensive delay.
Do you work with our lender’s forms?
Yes. We work in AIA G702/G703, bank-proprietary advance request formats, and spreadsheet-based schedules of values. The format follows the lender; the discipline is ours.
Can you take over draws on a project already underway?
Yes. We start with a reconciliation of funded-to-date against the schedule of values, flag any gaps in the lien waiver chain, and stabilize the file before the next draw.
Do you replace the lender’s inspector?
No. We work owner-side, preparing and verifying the package the inspector reviews. Clean packages get funded faster.
