What an owner’s representative actually does

Most owners are outnumbered on their own project. The contractor, the architect, and the subs all live in construction every day; the owner sees it once. An owner’s representative closes that gap. We are the experienced set of eyes that reads the drawings, questions the change orders, verifies the draws, and translates every issue into plain English with the dollar and schedule impact attached — so decisions get made on facts, not on whoever is most persuasive in the room.

What we protect you from

  • Unclear scope. Gaps and assumptions caught before they become change orders.
  • Poor coordination. The handoffs between trades, design, and the field that quietly cause rework.
  • Unmanaged change. Every change order checked for merit and price before it’s approved, not after.
  • Budget drift. The slow leak of allowances, extras, and soft costs, tracked against the number you started with.
  • Avoidable mistakes. The expensive, common errors that an experienced owner-side eye sees coming and a first-timer doesn’t.

From feasibility to closeout

Owner’s representation isn’t a single moment — it’s coverage across the whole project.

Feasibility
Test the deal, the budget, and the plan before money moves.
Pre-construction
Proposal review, contract terms, and scope locked down.
Construction
Draw verification, change-order control, schedule oversight, written reporting.
Closeout
Punch, final draw, lien releases, and handover treated as a phase, not an afterthought.

Who hires us

First-time owners and franchisees who need a guide through their first build. Experienced owners, investors, and developers who want expensive mistakes caught before they happen. Out-of-state owners managing a Texas project remotely who can’t be on site every week. Anyone who wants someone in the room whose only incentive is their outcome.

Frequently asked questions

How is this different from a project manager or the GC’s super?

The GC’s team works for the GC. An owner’s representative works only for you — the same expertise, pointed at protecting your budget and your interests instead of the builder’s margin.

Can you step in mid-project?

Yes. We start by reconciling where the budget, schedule, and draws actually stand, flag what’s off, and stabilize the project from there.

Do you ever build the projects you advise on?

Never. Epex Consulting is owner-side only. That separation is how you know the advice is clean.

Want someone in the room whose only job is protecting you?
