How to read these construction case studies

Most construction case studies published by consultants are testimonials with a photo. These are written differently. Each one names the risk that was actually present, what the owner-side work did about it, and the measurable result, and each is tied to a specific service so an owner with a similar project can see which engagement fits. Names and specifics appear only with client permission.

Construction management and draw administration on a multi-owner site

The 8-unit Galleria townhome case study covers eight legally separate owners and eight construction loans sharing one jobsite. The work was keeping eight ledgers, eight schedules of values, and eight draw files clean, with every pay application on the AIA G702/G703 form and every lien waiver in the statutory Texas form. It is the construction case study to read if you own one unit in a larger development and cannot see your own numbers.

Owner’s representation on a medical build-out

The boutique medical fit-out case study is about change orders: catching exposure before approval, re-sequencing around equipment lead times, and recovering eleven schedule days on a clinic with a hard opening date. Read it if you are a tenant or franchisee mid-build and the change orders have started arriving.

Feasibility and budget review on a 48-unit development

The 48-unit infill development case study shows what a line-by-line civil budget review does for a mid-size multifamily deal: civil costs held within 4% of the revised budget and no construction-phase equity calls. Read it if you are underwriting a site and the civil line is a placeholder.

Front-end feasibility on a Dallas infill site

The 20-unit Dallas infill case study is the earliest-stage work we publish: site reality, entitlement coordination, civil document review, and investor analysis, with no builder in the room, ending in a written recommendation before a dollar was spent. Read it if you have land under contract and a lender asking questions the pro forma cannot answer.

What these construction case studies have in common

Four projects, four different services, one discipline: someone whose only incentive was the owner’s outcome read the documents before the money moved. That is the pattern to look for in any construction case studies you read, ours included.

An advisory engagement and a construction contract carry different responsibilities. Confirm the contracting entity and scope in your written agreement. The documented project scopes below identify the historic roles verified for those projects. For statutory lien information, consult Texas Property Code Chapter 53.

More construction case studies are coming

Several engagements remain confidential by design, and others are still in construction. As projects close out and owners give permission, they are added here. If you would like to talk through a project like one of these, the first 20-minute discovery call is free, and the resources page has the checklists these construction case studies were run against.
