Franchise Build-Out, Done Right the First Time.

Your franchisor gives you a brand, a design package, and a deadline. It does not protect your budget, read your lease, or verify your contractor. Epex Consulting is the owner-side advisor who guides your first unit from lease to grand opening — so you hit the franchisor’s timeline without overpaying to get there.

The franchise build-out squeeze

A franchise build-out is a vise. On one side, the franchisor’s standards, prototype, and opening deadline — non-negotiable. On the other, a landlord’s work letter, a general contractor’s proposal, and a permit process that don’t care about your grand-opening date. First-time franchisees get crushed in the middle: they accept the first GC bid, miss what the landlord excluded, and discover the schedule was never real — usually after they’ve signed. We stand between you and that squeeze.

What we handle for your unit

  • Lease & work-letter review — what the landlord’s tenant improvement allowance actually covers, and what quietly lands on you.
  • Contractor proposal review — scope completeness against the franchisor’s prototype, allowances benchmarked, and the exclusions that turn into change orders flagged before you sign.
  • Schedule vs. the opening date — a build sequence measured against your franchisor deadline, with permit time separated from construction time so the date is one that can actually hold.
  • The inspection chain — building, mechanical, plumbing, electrical, and for food concepts the hood, fire-suppression, and health-department path that decides whether you open on time.
  • Owner-side oversight to opening — draw verification, change-order control, and written updates through to your certificate of occupancy.

Who we work with

First-time franchisees opening their first location. Multi-unit operators rolling out the next store who want the paperwork handled to a repeatable standard. Franchisees signing a lease and a GC contract in an unfamiliar Texas market. Anyone who has a franchisor deadline and a build-out budget they can’t afford to blow.

Why owner-side matters for franchisees

Epex Consulting holds no construction contract and takes no builder margin. When we review your GC’s proposal or your landlord’s work letter, nothing in the recommendation is protecting a construction fee — it’s protecting your opening budget and your franchise investment. That independence is the entire value.

Frequently asked questions

Doesn’t my franchisor’s construction team cover this?

Franchisors set standards and approve plans; they don’t sit on your side of the lease negotiation or verify your local contractor’s draws. That’s the owner-side gap we fill.

Can you work within my brand’s prototype and vendors?

Yes. We check your local build against the franchisor’s requirements — we don’t fight the brand, we make sure your contractor delivers it at the right price and on the right timeline.

When should I bring you in?

Before you sign the lease or the GC contract, ideally. The earlier we’re in, the more we can move while it’s still free to move — but we can also step into a build already underway.
