Advisory built on over a decade of execution, not commentary.

About Epex Consulting in one sentence: we work exclusively for owners, never contractors or landlords. We translate every construction issue into plain English with dollar and schedule impact, and deliver a written report after every engagement. Houston, Texas-wide.

About Epex Consulting: owner-side construction advisory

Epex Consulting is the advisory arm of a Houston construction practice that has delivered commercial buildouts and multifamily developments across Texas. Every recommendation we make is one we’ve personally implemented on a jobsite, not theory, not framework, not slideware.

Owner-side

We never represent contractors, landlords, or lenders in the engagement. Our only loyalty is to the owner who hired us.

Plain English

Every issue translated to dollar impact and schedule impact. No jargon. No hand-waving. No diplomatic euphemisms.

Written follow-up

Your engagement scope identifies the written findings, reports or updates included, so you know what you will receive.

Separate engagements

Epex Construction is an affiliated construction business. Advisory and construction work have separate scopes, fees and agreements.

The founder behind Epex Consulting

Nosa Kelvin Igunbor, Founder of Epex Consulting

Nosa Kelvin Igunbor is the Founder and Managing Director of Epex Consulting, an owner-side advisory firm serving commercial tenant improvement and multifamily projects in the Houston area.

Nosa brings more than 10 years of experience across fix-and-flips, residential and commercial construction, with involvement in over $100 million in real estate transactions. Epex Construction is the affiliated construction business.

His work brings an investor’s focus on cost and a builder’s understanding of scope, schedules and payment documentation to the owner’s side of the project. Epex Consulting helps owners organize the information, identify open questions and decide what to do next before committing more money.

Outside of work, Nosa is a husband, a father of six, and a man of faith.

The firm is based in Cypress, Texas, in the Houston metro, and works owner-side across Houston, Dallas–Fort Worth, Austin, and San Antonio, with remote engagements for out-of-state owners building in Texas. Its tagline, "Faith-Led. Purpose-Built.", is meant literally: the practice is run on the conviction that the honest answer, delivered early, is the most valuable thing an advisor can give an owner.

About Epex Consulting: what the work has looked like

The practice has run owner-side draw administration across an eight-unit Houston townhome development with eight separate owners and eight construction loans, delivered front-end feasibility on a 20-unit Dallas infill project, and provided owner's representation on commercial and medical build-outs. The linked case studies describe the project context and Epex’s role. The deliverables for your own project are defined in your engagement scope.

How Epex Consulting works

Three things about Epex Consulting explain most of how an engagement runs.

Scoped to the project, not a rate card

The first 20-minute discovery call is free. We use it to understand your project, discuss fit and explain the next step. Document review, a written assessment and ongoing management are separately scoped paid services. Before paid work begins, we agree on the scope, fee, documents, timing and deliverables in writing.

Standard documents, read the owner's way

Most construction contracts in Texas sit on standard forms, and most disputes come from the modifications. We read every contract against the base AIA contract documents and every lien waiver against the statutory forms in Texas Property Code Chapter 53, so an owner knows exactly what has been changed and what it costs.

Two firms, clearly defined roles

Epex Consulting and Epex Construction are affiliated businesses. An affiliation should be clear before you choose an advisor or contractor.

Epex Consulting provides advisory services; Epex Construction provides construction services under a separate agreement. Your written scope identifies the business you are hiring, its role, its fee and its deliverables. If a construction role is proposed for the affiliated firm, that role and compensation should be disclosed before you decide. A consulting engagement does not require you to hire Epex Construction.

Who hires Epex Consulting

The common thread among owners who ask about Epex Consulting is that they see this project once while everyone else in the room does it every week.

First-time commercial tenants and franchisees signing a first lease and build-out. First-time townhome and multifamily developers with land under contract. Experienced owners and investors who want expensive mistakes caught on paper. Out-of-state owners who cannot be on site every week. Lenders who want a borrower's draw packages prepared to a standard their inspector can rely on. See first-time owners for the guided version of the engagement, and the resources page for the checklists and guides we publish.
