Owner’s Representative for Custom Homes in Houston & Surrounding Areas

A custom home owner’s representative is someone experienced on your side while your builder builds your house. We review the builder contract and allowances before you sign, check every draw and change order before you or your lender pay, and walk the house with you at closeout. If you are building as an owner-builder and hiring your own trades, we can run the job for you instead.

Why hire a custom home owner’s representative

A custom home is often the largest construction contract a family will ever sign, and it is usually signed by people who have never managed a build. The builder, the architect and every trade do this every day. You do it once. Epex brings more than a decade of construction execution to your side of the table.

That gap shows up in the same places on almost every custom home: allowances priced too low so the real cost arrives as change orders, draw requests that run ahead of the work in the field, selections that slip and push the schedule, and a final walkthrough where “done” means something different to the builder than it does to you. An owner’s representative closes that gap. We read the documents, check the numbers and translate every open issue into plain English with the dollar and schedule impact attached, so you make decisions on facts.

Two ways we help on a custom home

Custom-home owners come to us in one of two situations, and they call for two different services.

You have hired a custom builder: owner’s representation. Your builder runs the job. We sit on your side of the table: builder contract and allowance review, draw and change-order review, site walks at key milestones, and closeout. We do not direct the builder’s crews; we hold the builder to the contract you signed.

You are building as an owner-builder: construction management. You own the lot and hold the trade contracts yourself, and you want a professional running the job. That is construction management, a separate service: we manage the schedule, the trades, inspections, change orders and draws on your behalf, and we take no markup on construction costs.

Not sure which fits? Read owner’s representative vs. construction manager, or tell us about the project and we will recommend one, or neither.

What an owner’s rep covers on a custom home

1. Before you sign with a builder

2. During construction

3. Closeout and move-in

Building in Houston and Surrounding Areas

Custom homes here carry local risks a first-time owner rarely sees coming, and we plan for them up front.

  • Flooding and elevation. If your lot sits in a mapped floodplain, elevation requirements can change the foundation, the fill and the budget. Inside the City of Houston, new homes in the 100-year and 500-year floodplain must be elevated at least two feet above the 500-year flood elevation. We confirm the requirements for your lot before the plans are priced.
  • Windstorm on the coast. In the coastal counties where the Texas Windstorm Insurance Association writes coverage, a home generally needs a windstorm certificate of compliance from a Texas Department of Insurance–appointed engineer, with inspections during construction. Missing an inspection is expensive to fix after the walls are closed.
  • Deed restrictions instead of zoning. Houston has no zoning, but most neighborhoods and many rural tracts have deed restrictions or HOA architectural review. We make sure approvals are in hand before the builder mobilizes.
  • Soils and foundations. Expansive clay soils are common across the region; the geotechnical report and the foundation design deserve a careful read before you sign.

We are based in Cypress and work across Greater Houston, including Katy, Cypress, Spring, The Woodlands, Tomball, Conroe, Sugar Land and Pearland, and on into Southeast Texas.

What a custom home owner’s representative is not

Epex Consulting does not build your house, hold the construction contract or take a markup on construction costs, so there is no incentive on our side to approve a draw, accept a change order or call the house finished early. We do not replace your architect or your builder; we make sure what they deliver matches what you agreed to and paid for.

Epex Consulting and Epex Construction are sister companies. If Epex Construction is building your house, Epex Consulting will not act as your owner’s representative on that project, because an owner’s rep should have no stake in the build.

What a custom home owner’s representative costs

We scope each engagement to the house, usually a fixed fee by phase or a monthly fee during construction, and hourly for a one-time contract or budget review. We quote after a short project review, and we will tell you on the first call if your project is too small to justify the engagement. For market ranges by project size, see what an owner’s representative costs.

Custom home owner’s representative FAQ

What does a custom home owner’s representative do?

Works for you, not the builder: reviews the builder contract and allowances, checks each draw and change order before you pay, visits the site at key milestones, reports in plain English and runs the punch list and final paperwork at closeout.

Is an owner’s rep the same as a construction manager?

No. An owner’s representative protects you while your builder runs the job. A construction manager runs the job for you, which is what an owner-builder usually needs. We offer both and will tell you which one fits.

Do I need a custom home owner’s representative if I already trust my builder?

A good builder welcomes one. An owner’s rep is not about distrust; it makes sure allowances, draws and changes are checked by someone on your side, which keeps the relationship clean when the numbers get tight.

Can you help if I am acting as my own builder?

Yes. Owner-builders hire us for construction management: we schedule and coordinate the trades, meet the inspectors, check invoices and lien waivers, and keep the budget current, while you keep the contracts.

When should I bring in an owner’s rep?

Before you sign the builder contract if you can. Allowances, payment terms and change-order pricing are set at signing, and that is where most of the cost risk on a custom home is decided.

Can you step in on a custom home that is already under construction?

Yes. We reconcile the budget, the draws paid to date, the lien waivers and the schedule, flag the open issues and take it from there.

Do you work outside Houston?

Yes. We work across Greater Houston and Southeast Texas, and elsewhere in Texas, with site visits scheduled to match the build.
